These Terms & Conditions govern your use of ProScout Home Services LLC ("ProScout", "we", "our"). By creating an account or using the platform as a homeowner or contractor, you agree to the terms below.
1. Pricing for homeowners
- Standard homeowner accounts are free. Submitting a project, receiving contractor quotes, and comparing them on ProScout carry no charge to the homeowner. Free accounts support one property address.
- Project Scout — $149 one-time per project, or $99 for Homeowner Club members. A ProScout advisor scopes the job, gathers photos and measurements, vets contractors, and normalizes quotes so you can compare them apples-to-apples. Charged only when you request a Project Scout.
- Homeowner Club membership — $10 / month or $99 / year. Optional subscription for a single property that unlocks the My Home information hub, discounted Project Scouts and advisor consultations, and other member benefits. Multi-property Club — $25 / month or $249 / year for homeowners tracking more than one property (up to 25 active properties). Cancel or pause any time; access continues until the end of the paid period.
- Advisor consultation — $75 / hour for non-members, $35 / hour for Homeowner Club members. Charged only when the homeowner books a session.
- Homeowners are never charged a lead fee and are never charged a commission on the work they hire.
2. Pricing for contractors
Contractors pay ProScout only on work generated through the platform. The fee model depends on the type of work and the contractor's account tier. Current fee amounts are shown to contractors inside their billing dashboard and may be updated from time to time; the fees listed at the time you accept a job or lead are the fees that apply to that transaction.
- One-time projects — $0. No per-quote fees, no per-click fees, and no conversion or commission fee when a homeowner accepts your quote. You keep the full quoted amount.
- Recurring, maintenance & repair leads. A flat $15 per lead is billed to the contractor's card on file when ProScout routes a matching homeowner to you — including diagnostic and repair dispatches once you accept the lead. The homeowner is never charged this fee. Some contractor-published service plans may set a different per-lead amount, which is shown to the contractor before the plan goes live.
- Premiere Pro subscription — $99 / month. Optional upgrade that unlocks priority placement, advanced dashboard and analytics, unlimited quote submittals, unlimited industry tags, and ProScout Advisor support.
- Card surcharge. A 3% processing surcharge is added if the contractor elects to pay ProScout invoices by card. ACH and check payments have no surcharge.
The current fee schedule for your account is always visible at Contractor Dashboard → Billing & Plan.
3. Contractor expectations
Contractors approved to the ProScout network agree to operate with professionalism, transparency, and respect for the homeowner and for ProScout Advisors. Specifically, every contractor is expected to:
- Maintain an active license and general liability insurance covering every trade tag active on your profile.
- Only quote work you are qualified, licensed, and staffed to perform in the homeowner's service area.
- Respond to quote requests within 2 business days, and to information requests or advisor messages within 1 business day.
- Provide honest, itemized quotes. Change orders after a job is awarded must be documented and communicated to the homeowner directly.
- Show up when scheduled, communicate delays proactively, and complete work to the scope agreed in the accepted quote.
- Honor any workmanship warranty or guarantee stated in your quote.
- Route disputes or difficult conversations through your ProScout Advisor before escalating with the homeowner.
- Keep communication and quoting for a ProScout-introduced project on the platform so the homeowner's advisor can support the job.
Repeated failure to meet these expectations may result in suspension or removal from the network.
4. Ratings & Premiere Pro requirements
Homeowners rate their contractor after each completed project. Ratings drive placement in search results and determine eligibility for Premiere Pro status.
- Minimum rating for Premiere Pro: a rolling 4.0-star average or higher across your most recent reviews on ProScout.
- Minimum review volume: at least 5 completed and rated ProScout jobs before Premiere Pro status can be granted.
- Background & licensing check must be on file and current.
- Response-time SLA (see Section 3) must be met on at least 90% of quote requests over the trailing 90 days.
- No unresolved disputes or unpaid ProScout invoices.
If a Premiere Pro contractor's rolling average drops below 4.0 stars, ProScout will notify the contractor and provide a 30-day cure period to bring the rating back above the threshold. If the average remains below 4.0 stars at the end of the cure period, the account will be downgraded to the Free (Verified Pro) tier. Contractors may re-qualify for Premiere Pro once the rating and other requirements are met again.
5. Payments, refunds, and disputes
All subscription and per-lead charges are processed by our payment provider. Subscriptions renew automatically until canceled; cancellation takes effect at the end of the current billing period. Per-lead fees are generally non-refundable once a lead has been delivered, but ProScout may issue credits for verified duplicate leads, invalid leads, or documented service failures at our discretion.
6. Account termination
ProScout may suspend or terminate accounts that violate these terms, misrepresent credentials, harass other users or staff, or create risk for homeowners. Homeowners and contractors may close their accounts at any time from their dashboard.
